The office staff I worked with were amazing and very accommodating.
Due to mechanical/unavoidable problems we were not able to actually make it to the park, and fully expected/accepted that we would lose our deposit (on a 10 day stay) but after having to move the reservation back...twice, and finally canceling it all together, we were refunded. (Which they totally didn't have to do, their 48 hour cancellation policy is pretty clear in the confirmation email)
We're local and were able to drive through the property before booking, everything looked immaculate and well maintained and I can truly say the customer service is fantastic, we'll definitely be recommending the property and booking again should we need to.

Best rates in town & best staff I've met. I chose Karsten's because it was the most affordable 10x10 temp controlled unit in all of BCS and the fact that they have no problem with rats, bugs, etc., was the deciding factor. Even better, they have had no problem dealing with the Texas weather, and by that I mean the recent apocalyptic storms coming through the area. I would highly recommend.

Don't bother trying to get in here. Despite being mostly vacant in the summer, apparently reservations are all booked up through to the holidays. I was offered a space for a month on the contingency that I would have to leave for football season. Apparently being hospitable to working locals willing to pay for a long term stay is less important than catering to drunk screaming football fans. Of course, the park makes more money if they allow tailgaters to reserve weekends many months in advance, since the game weekend rate adds up to more dollars profit than renting to persons staying constantly for a month or more. This isn't an ethical way to run a business. This place is a hot open RV parking lot with no trees and a puny swimming pool. I'm giving two stars because one is required, and the second because the surrounding area actually looks quite nice, rural, and not too busy. But that's it.

Do NOT rent storage from Karsten’s! We have had 3 units there for several years and are about to finally get out! We have had so much trouble with getting billed correctly, almost every month something is wrong. When I have to call to correct something, they will say it’s completed and it’s not, it is such a mess!

Not receptive to clients, they cater to GameDay fans and ask the regulars to leave on game day. Not the best way to run a business. I would recommend using one of the other many many rv parks in town.

Have a lot of mice at this facility. There were a lot of mice droppings everywhere inside the units. I had a friend who stored a piano on for only three weeks and it was infested with mice feces and urine.

Nice layout, concrete spaces with parking for a second car. Facilities are nice and clean. Management is friendly and helpful. Great place!
