I am convinced that this company purposely deceives the community into renting apartment units with unsafe conditions, thus forcing them out under unfair terms in their lease policy which is topay the lease in it's entirety. At Track 281 Apartments in Sacramento, CA in particular, the office associates lie about what their actual exit policy entails upon inital ask. They falsely advertise components of the apartment such as the newness of the A/C and heating system in the model unit versus what is actually in the apartments. There was no hot water at all times, leaving those who have to get ready for work at an uncommon hour with dangerously cold and persistent water temperatures. Upon "fixing," the water temperature was 130 deg F, unsafe according to U.S. Consumer Product and Safety Guidelines (120 deg F min and max) due to studied burn time data. They fail to comply with requests for proper pest control, leaving rehinhabitation by pests more likely. They left a water dipenser in the lobby for months indicating a need for filter change (blinking red indicator) with no sign on the unit or communications with explanation. This is dangerous to community children or those with accidental oversight andcauses communicable disease. The Maya Cuisine restaurant they own nearby plays music at a high decibel past curfew. The washers and dryers do not consistently work and there is no quality control surveillance for their functioning. Many EVCS chargers on their property also do not work. At each communication and plea to the Collections Department, Corporate Office and On-site Office Staff all was ignored, untouched or made worse. This company acts as if they want to be taken to court and these measures seem to be put in place to make that happen with ease. I am currently in the process of taking action. It simply does not make sense. There is a reason this rating is 2/5 stars. Stay away from the company! They do not deserve to be a property management group with this continued (and documented by me) behavior.

Another ex-resident with unreturned or not itemized 21 days deposit instead sent a letter with $21,667 invoice! Well not only that, I second or third all the comments on them being an organized mess! I had an issue with my HVAC for almost a year they made me use it, even during the CA summer! They just replaced the small parts they can find even though I kept telling them (with three or four maintenance inquiries) something serious is not right, they said it is just old and boom! my system flooded the downstairs so of course now they had to change it when they also had to pay for the hotel of my downstairs’ neighbors. And, those downstairs neighbors left… here comes the new neighbors and new issue that never been addressed properly! These new neighbors had (probably still have) a dog that they made him poop on their patio and didn’t take the dog out for a walk. With my office not doing anything even with CA’s codes, I lived over an infested patio for over six months, again during CA summer! My apartment was not livable anymore, I got flies and bugs (which I also submitted maintenance inquiry for) It smelled horrible I couldn’t open any windows or doors. It even smelled inside since our apartments for direct summer sunlight starting at noon and that heat hitting the feces! No brainer, I complained and complained in writing, they ā€œinvestigatedā€ and said the apartment was very clean when they visited after giving them 24 hours notice! I get it, it is a requirement, but I kept sending them photos of the patio after that visit also! Result; I had enough and said I am done! We talked to the office and they said they are sorry this has not been resolved, they said they understand and it has to end like this… They agreed on all, they agreed on me involuntarily leaving my lease and apartment. I started to pack for a month and moved out before I left I asked ā€œis there anything else I need to do, other than signing a forwarding address formā€ they said no. And guess why they made me sign that form? Not to send me a deposit check, yeah I have been naive, it was because to send me a letter saying I owe them $21,667!!! Now imagine a company that has over 61 properties, they clearly cannot manage and clearly do not care about making them ā€œhabitableā€ for their resident who paid her rent on time every month for three years even during COVID! This all goes back to them being an organized mess… or at this point maybe organized bullies! They made me live in an inhabitable apartment, they agreed me leaving on those terms and now they want me to pay for ā€œbreaking the leaseā€ because in their words they ā€œdon’t break the leaseā€ … Do not live in one of these properties, do not fall for it!!!

Bottom line: I would not do business with First Pointe Management

Speaking in regard to my girlfriend’s unit at Silverstone. Her unit was rendered uninhabitable by the below tenants who allowed their animals to defecate all over the patio and would not clean it up for months on end. The smell was unbearable. We do not know what took place indoors, however, when ever they we’re in town (they were students) she had many problems with roaches, flies, ants, etc. which would magically go away and return with the semester breaks. Often I saw flies in their windows and once even saw a rat scurry across the sill.

For six months we politely engaged with the managers, providing daily photos and updates at their request. Eventually the decision was made to enforce the habitability through a ā€œforced termination of lease.ā€ This was agreed upon with management verbally and a summary put in writing. He even agreed to the California Move Out Penalty as she was told not to pay the final month’s rent. (For those readers not in California, when a lease is forcefully terminated by no fault of the tenant, the landlord must provide the equivalent of one months rent for the purpose of relocation). As I stated to the manager, in California a tenant being terminated under forced conditions such as habitability are under no obligation to provide notice, my discussion with him was merely a courtesy.

One more note about these tenants is that they have a history of tormenting their fellow tenants. Once they stole a pet from another tenant and the police had to get involved. Any place I have lived, or any unit I own (yes, I’d say I’m a landlord too, but you’re a slumlord…I’m a landlord, and I find your use of the term to describe yourselves offensive) would have evicted them ASAP, damn the cost because I got a reputation to uphold and services to provide…not just a check to cash.

Also in California, the rent deposit must either be returned, or if not in whole, an itemization of the repairs made must be provided no more than 20 CALENDAR days from the date of move out. On the 27th day, my girlfriend reached out asking for the status.

Dated and postmarked that same day, these crooks had the nerve to send a $22,000 bill for the rent on the duration of the lease plus damages to the unit. I call that retaliation and it is that act which took us from a peaceful and mutual parting to this mess.

When speaking with them, the general response was that they do not allow lease termination. Read between the lines, give them money and they are under no obligation to fulfil their half of the lease agreement or abide by the state tenant protection acts. She is on the hook until this unit is rented.

I personally find this all laughable, how little they understand the business that they are in.

Regarding the units themselves. They are old units in poor condition which First Pointe just sticks bandaid after bandaid on. Going back a few years, she had an air conditioner which kept going out couldn’t cool Every service person told them they needed to replace it, but they waited for a line to blow and completely flood the unit below (different tenants at the time) and forcing them to stay in a hotel for a week.

They call them upgraded, but all they do is stick some light sensors in, some cheap flooring, and cabinet doors. You can put lipstick on a pig, but it’s still a filthy pig.

Be warned. Avoid all costs. Read the reviews, this and similar stories are all too common. Do not do business with these crooks.

As a former property manager with First Pointe who resigned on good terms, this is by far the worst company I’ve ever worked for in this industry or otherwise. There is a jarring disconnect between corporate and on-site staff. A common theme you’ll find among reviews is that they simply do not care about employees, that lack of care subsequently translates into a lack of care for residents. For example, I managed a building in Seattle where 25-30% of the homes would leak when it rains…..I repeat, this is Seattle…rain is what we’re known for. They were aware of the leaks when they bought the property (2016). In the year and a half I managed the aforementioned property, I had 3 employees quit citing lack of action and support from corporate, low pay (considering the high level of stress in such a situation) and in some cases aggressive and hostile communication from corporate (one of which was redacted company wide). The regional was a nice person, but I feel like she’s non-confrontational in the sense that she was too afraid to rock the boat when her staff needed it. When you express valid concerns, they oftentimes go ignored. I attempted to address the high staff turnover due to the leaks and various other problems that they chose not to apply capital to, but was very literally told ā€œoh wellā€. It’s simply not a company I was proud to work for. You cannot provide a good product and service to your residents when you have no care or concern for your staff and the old boys club at corporate lacks morals and decency. I genuinely feel bad for my former peers who haven’t realized that they’re on a sinking ship.

As ex resident of one of their properties will say constant turnover in staff with inconsistent policies. Also don't address any concerns unless new tenant ready to write a check. My son suing them for failure to comply to deposit tenant law within 21 calendar days. Staff lied told him weekends don't count etc.... Never reply to emails online nor phone calls. My interactions with employees just complained about underpaid and what an organized mess.

I have contacted regional LAURA 5 times in the last 3 months regarding a concern with the team at my current apartments ... even the receptionist Debra has told me a number of times she has given her the message but still no call back!!!

My apartments has one person in the office so it is often closed. When they are available extremely confrontational and shows little to no effort at all on being hospitable to their residents .....

When you address it she WILL apologize !! And great ā€˜n thank you for that but unacceptable behavior remains...

My fair housing rights have been violated several different times and sadly corporate doesn’t have time to follow up. NOT WORTH THE HASSLE don’t believe me ?! Do your research AWFUL COMPANY

For anyone applying for a job at this Company: Know your worth! Extremely underpaid and they make you take several tests during the interview process. One of the test was an hour long! They don’t inform you about that.
While you’re in the middle of a test, a tall , white, red hair lady, who looks like IT the clown very much , comes and looks over your shoulder trying to distract you and asks why you’re on your phone… I found that very odd and unprofessional. I also noticed that there weren’t any person of color working at their Corporate office. It was very obvious they prefer people that are Caucasian.
Nonetheless, had I been informed about an hour long test I wouldn’t had to be on my phone , trying to push out my appointments.
Just the audacity to test my knowledge all for just $20 an hour, no thank you!
